Construction starts on major regeneration development at Tottenham Hale

Argent Related, a premier global development company, starts construction on first major UK development and agrees three significant contracts to deliver new homes at Tottenham Hale.

  • Construction has begun on the £500m masterplan to deliver the new centre of Tottenham Hale in London, complete with 1,030 new homes, a new primary care health centre, 15 new retail units, a cinema, commercial space and three new public spaces.
  • Contracts awarded to Galliford Try and United Living to deliver 412 homes across three plots.
  • Strong pre-sales on the first building, 1 Ashley Road with close to 50% sold prior to commencing construction.

Argent Related today, 17 June 2020, announced the start of construction and the signing of three contracts to deliver 412 homes at the seven-building regeneration scheme at the heart of Tottenham Hale, appointing Galliford Try and United Living.

The contracts will see the delivery of a mix of market sale, affordable homes, both council homes for the London Borough of Haringey and Shared Ownership, across three plots. It is part of a masterplan to deliver 1,030 new homes which will sit alongside 15 new retail spaces, co-working and office space, a cinema, a new primary care health centre and two football pitches worth of well-lit elegantly-paved public space, located next to Tottenham Hale underground station.
Tottenham Hale was recently unveiled by Knight Frank as the best value location on one of the most connected tube lines in London, the Victoria line.

The contract signings and start of construction come at an important time, giving a boost to the industry and the London economy as it recovers from the Covid-19 pandemic.

Galliford Try, one of the UK’s leading construction groups, will lead on the delivery of two plots, 1 Ashley Road and 2 Ashley Road, providing a total of 281 homes. 1 Ashley Road, launched last year as Argent Related’s first phase of the development, will provide 183 private sale apartments across two 12 and 18 adjoining storeys, designed by Alison Brooks Architects (RIBA Stirling Prize-winner) with interior design by Conran and Partners.

2 Ashley Road will comprise 70 private sale and 28 shared ownership properties across two adjoining 14 and 5 storeys, with ground-floor retail units, communal areas and landscaping. Sage Housing, Registered Provider of outstanding affordable homes, has been appointed to operate the 28 shared ownership units. The sales opportunity for 2 Ashley Road, including Help to Buy, is set to launch in Summer 2021.

National contractor United Living has also been appointed to deliver 131 council-owned homes to be provided at council rents in partnership with LB Haringey on the Welbourne site, with a mix of one, two and three-bedroom apartments, arranged over 3 and 16 storeys. It will include a communal garden and a health centre serving over 30,000 local people.

Tottenham Hale is seeing £1 billion of development investment, backed by Haringey Council and the Greater London Authority. Part of one of the largest Opportunity Areas in London, the area has received £30 million of investment into its transport interchange with a new station opening later in 2019 and with future plans for Crossrail 2. The area is located close to the Tottenham Hotspur stadium, providing a world-class 60,000-seat sport and entertainment venue.

The area also benefits from access to vast green and blue spaces, such as the seven-hectare Down Lane Park, the River Lea and the Walthamstow Wetlands, a lush reservoir and nature reserve which opened to the wider public for the first time in 150 years in 2017.
